Terms of Service

Zealo (zealo.homes) is an AI-powered real estate marketing and listing portal — not a licensed real estate broker, agent, appraiser, or lender. Zealo does not represent buyers or sellers, does not provide real estate advice, and is not a party to any real estate transaction. All professional real estate services must be obtained from a licensed professional in your state. By using the Service you acknowledge and agree that Zealo is a technology platform only.

• ›Age requirement: you must be at least 18 years old to create an agent account or use the Service in any capacity.
• ›Geographic scope: the Service is currently intended for users in the United States.
• ›Agent accounts: by listing a property on Zealo, you represent that you are either (a) a licensed real estate professional with the legal right to market the property, or (b) the owner or an authorized representative of the property.

Zealo is committed to compliance with the Fair Housing Act (42 U.S.C. § 3601 et seq.) and all applicable federal, state, and local fair housing and anti-discrimination laws. All agents using Zealo agree to the following:

• ›No discrimination: listing descriptions, photos, marketing materials, and responses to buyer inquiries must not discriminate on the basis of race, color, religion, sex, national origin, disability, familial status, or any other protected class under applicable law.
• ›Review AI-generated content: AI-generated listing descriptions are suggestions only. You are solely responsible for reviewing and editing all AI-generated content before publication to ensure it is accurate, truthful, and fully compliant with fair housing laws and MLS rules.
• ›HUD compliance: agents must follow all applicable U.S. Department of Housing and Urban Development (HUD) advertising guidelines.
• ›Indemnification: you agree to indemnify, defend, and hold harmless Zealo and its founders, employees, and contractors from any claims, damages, fines, or penalties arising from your violation of fair housing laws in connection with listings or conduct on the Service.

Zealo uses Anthropic's Claude AI to generate listing descriptions, social captions, and other marketing copy. By using these features you acknowledge that:

• ›AI output is a suggestion: generated content may contain errors, omissions, inaccuracies, or language that requires editing. It is not a substitute for your professional judgment.
• ›You must review before publishing: never publish AI-generated content to an MLS, public website, or any marketing channel without first verifying that it is accurate, complete, and compliant with all applicable laws and MLS rules.
• ›No warranty: Zealo makes no warranty that AI-generated content is accurate, suitable for MLS submission, free of fair housing issues, or fit for any particular purpose.
• ›Buyer AI chat: conversations buyers have with our AI assistant are informational only. The AI is not a licensed agent and does not provide legal, financial, or professional real estate advice.

• ›Free trial: new agent accounts receive a 14-day free trial. A valid payment method is required to start the trial. You will not be charged until the trial ends.
• ›Auto-renewal: at the end of the trial (or at the end of each billing period), your subscription renews automatically at the then-current rate unless you cancel before the renewal date.
• ›Pricing: current plan prices are displayed on our Pricing page. We reserve the right to change pricing with at least 30 days' notice to existing subscribers via email.
• ›Payment processing: all payments are processed by Lemon Squeezy. By subscribing you also agree to Lemon Squeezy's Terms of Service.
• ›Taxes: prices may be subject to applicable sales tax depending on your location, calculated and shown at checkout.

• ›How to cancel: cancel your subscription at any time from your billing dashboard. Cancellation takes effect at the end of the current billing period — you retain full access until then.
• ›Trial cancellation: cancel before the 14-day trial ends and you will not be charged. Cancelling after the trial period has elapsed will not reverse any charges already processed.
• ›No pro-rata refunds: we do not issue refunds for partial billing periods. If you cancel mid-cycle, your access continues through the end of the paid period.
• ›Service outage exception: if Zealo experiences a verified outage exceeding 48 consecutive hours, we will consider pro-rata account credits on a case-by-case basis. Contact contact.zealo@gmail.com.

You retain ownership of all property photos, listing details, and other content you upload to Zealo. By uploading content, you grant Zealo a limited, non-exclusive, royalty-free license to host, display, and process that content solely to operate your listing on the Service. You represent that you own or have the necessary rights to all content you upload — including property photos — and that using such content on Zealo does not infringe any third party's intellectual property rights.

If you believe that content on Zealo infringes your copyright, send a written notice to contact.zealo@gmail.com that includes: (1) identification of the copyrighted work claimed to be infringed; (2) identification of the infringing material and its URL on our Service; (3) your name, address, telephone number, and email; (4) a statement of good faith belief that the use is not authorized by the copyright owner, its agent, or law; and (5) a statement under penalty of perjury that the information is accurate and you are the copyright owner or authorized to act on their behalf. We will respond promptly and remove confirmed infringing content.

You agree not to:

• ›Post false or misleading listings: all property information must be accurate and current. You are responsible for updating or removing listings that are no longer available or whose details have changed.
• ›Violate fair housing or MLS rules: including the Fair Housing Act, HUD advertising guidelines, and your local MLS terms of service.
• ›Circumvent usage limits: creating multiple accounts, using proxies, VPNs, or automation to bypass platform limits is prohibited.
• ›Scrape or harvest data: automated crawling, scraping, or bulk downloading of listings or user data from the Service without prior written permission is prohibited.

The Service is provided "as is" and "as available" without warranty of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, or non-infringement. To the fullest extent permitted by applicable law, Zealo and its founders, employees, and contractors will not be liable for: (a) any indirect, incidental, special, consequential, or punitive damages; (b) losses arising from inaccurate AI-generated content; (c) MLS violations resulting from content you publish; (d) fair housing complaints arising from your listings or conduct; or (e) any service interruptions or data loss. Our total liability for any claim related to the Service is limited to the greater of $100 or the total amount you paid us in the 3 months preceding the claim.

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of the Service shall first be addressed through good-faith negotiation. If unresolved after 30 days, disputes shall be resolved through binding arbitration administered by JAMS under its Streamlined Arbitration Rules, except that either party may seek emergency injunctive relief in a court of competent jurisdiction. You waive any right to participate in a class action lawsuit or class-wide arbitration related to the Service.

We may update these Terms at any time. For material changes, we will notify you by email or via a notice in your dashboard at least 14 days before the change takes effect. Continued use of the Service after the effective date constitutes acceptance of the updated Terms. The current effective date is displayed at the top of this page.
